General:    
All raked ceilings to have a minimum of metre rise.
All internal woodwork (beams, reveals, skirting, architrave’s & doors) limed & clear coated
       with coats sanded between coats.
Weathertex milwood cladding painted to colour requirements.
Full choice of window colour in powder coated or anodised.
Trendsetter decorators range of power points & light switches to suit décor.
Anodised or powder coated sliding security screen.
mm side eaves with timber facia & 300mm rear eaves.
Security mesh on all windows.  
Exterior light on verandah.  
External sensor lighting at rear of cabin & on carpark side.
All verandah, deck & handrails finished in kiln dried treated pine with full width timber
       steps provided.
All timber dado to be limed & clear coated.  
Hot dipped gal chassis welded & Hot Stick Galvanizing at all welds.
F7 treated pine joints at mm centres.
Aquabar 19mm flooring.    
All frames pre-manufactured according to Australian standards.
Cabins engineered to m/s wind loading.
Fully engineered roof trusses where required.  
R2.5 insulation blanket to roof.  
R 2.5 wall insulation to all external walls.  
All roof & gutters to be colourbond.

All curtains to be hung on hand glide anodised colour coordinated tracts &
       all sheer curtains & drapes to be times fullness.
All drapes to suit décor & be backed to block light & temperatures.
Quality curtains with privacy sheers on double tracks.
Bathroom:
Certified waterproofing.
Painted villaboard walls.
Acrylic shower base with shower screen.
Shower hob to be minimum mm.
All bathroom fittings chrome.
Bathroom buddy combination heat lights & exhaust fan.
Vanity unit in polymarble finish with three drawers.
Mirror with powdercoated frame.

All workmanship & finish to be of high standard.

       healthy luxury look.
Delivery & site installation includes levelling & cladding from floor level to ground level
       with horizontally mounted treated decking pine & anchoring.
Site should be clear space. Access has been assessed & no problem exists on site.
Smoke detectors to Australian Standards hardwired.
Plumbing, electrical or gas connections will be installed by Great Lakes Council.
Check with Engineering Division if besser block footing – anchoring. Using star
       picket/turnbuckle set in 200mm x 600mm. Concrete would be acceptable.
Cabin manufacturer to provide all connection points below floor level.
Upon completion of works the supplier for each of the cabins must give a Structural
       Engineers Certificate to Council.
Warranty:
0-7 years structural warranty.
12 months guarantee on material & workmanship excluding wear & tear.
All prime cost items covered by manufacturer warranty.
On completion of installation each cabin is to be inspected by a Council officer together
       with the manufacturer, if requested & a certificate of completion issued.
